HOW TO ENSURE A SUCCESSFUL REAHB

If you’re flipping houses in Indianapolis (or anywhere for that matter!), you know the struggle of managing the rehab. In this video, we’ll cover some simple steps you can take to make sure that Indianapolis investment is a success! While we’re focused on indy investments, a lot of what we cover here can translate to any market across the country. And since we’re an out-of-state investor-friendly contractor, you’ll notice some things that are easy to do no matter where you live or where you invest.

WORKING WITH CONTRACTORS 101

Working with contractors on your Indianapolis flip house is probably the second highest risky part of any investment (other than purchasing the property itself). In this video will go over different ways you can protect your investment and also effectively manage your contractor in the overall rehab. There are ways to have a construction project done without risking it all, believe it or not. Whether you are flipping houses in Indianapolis or buying rentals in Anderson or Greenwood, this video can help make sure that you're not taking on unwanted risk and that you're selecting a great contractor.

WORKING WITH THE CITY OF INDIANAPOLIS ON INSPECTION AND PERMITS

Working with the city and getting permits and inspections can be a tricky task. But it doesn't always need to be. In this video will go over what that process. Looks like in ways that you as a homeowner/investor can make it easier. This will also help you understand what your contractor is having to deal with and what roadblocks or issues you might come upon. Trust me, it's really not that bad! That is, if you understand how it works, and what you were going to need to ensure a smooth permitting process.

WHEN ARE PERMITS REQUIRED?

Flipping houses in Indianapolis comes with all sorts of issues and questions. When it comes to permitting, the city has lots of different requirements and stipulations on when you need a permit, what kind of permit you need, and who can pull those permits. Sometimes the homeowner or (investor) can pull the permits. Sometimes the investor is better off, letting the contractor pull all the permitting. In this video will go through some of the normal types of projects that do, or do not require permits. Of course, it's always best to be upfront and honest and sometimes you can just ask the city for advice on when you need to pull a permit. Hopefully the contractor you have selected also has a good understanding of when you do or do not need a permit.
